About Us

CT Mechanical, a division of Comfort Temp, is a commercial mechanical contractor serving Florida markets, including Gainesville, Jacksonville, Orlando, and Tampa. Comfort Temp Company was founded in 1985, and CT Mechanical supports commercial construction and mechanical projects through HVAC, plumbing, piping, sheet metal, estimating, project management, and field execution support.

Our work depends on accurate planning before the first crew arrives on site. The estimating team plays a critical role in helping the company evaluate opportunities, understand project scope, protect margins, and build proposals that can be executed successfully by operations and field teams.

Job Summary

The Mechanical Estimator is responsible for preparing accurate, detailed, and timely estimates for commercial mechanical construction opportunities. This role reviews plans, specifications, addenda, and bid documents to determine project scope, quantify labor and material needs, solicit vendor and subcontractor pricing, and prepare complete bid packages for review.

This position requires strong technical understanding of commercial mechanical systems, disciplined document review, Excel proficiency, clear communication, and the ability to manage multiple deadlines at the same time. The right candidate will be detail-oriented, organized, comfortable working with project managers and operations leaders, and capable of identifying scope gaps, exclusions, risks, and clarifications before a bid is submitted.

Key Responsibilities

Estimating and Bid Preparation
  • Review commercial construction plans, specifications, addenda, schedules, and bid documents to understand full mechanical scope.
  • Prepare detailed estimates for HVAC, plumbing, piping, equipment, materials, labor, subcontractor scope, and related project costs.
  • Perform quantity takeoffs and develop cost build-ups that support accurate and competitive bids.
  • Identify scope gaps, conflicts, exclusions, clarifications, alternates, allowances, and potential risk items before bid submission.
  • Prepare bid forms, proposal support documents, cost summaries, and estimate review materials for leadership review.
  • Maintain accurate estimate files, supporting documentation, vendor quotes, subcontractor proposals, and bid assumptions.

Vendor, Supplier, and Subcontractor Coordination
  • Solicit pricing from vendors, suppliers, and subcontractors based on project scope and bid requirements.
  • Review, compare, and qualify vendor and subcontractor quotes to confirm coverage, exclusions, and alignment with project documents.
  • Build and maintain productive working relationships with trade partners, vendors, suppliers, and internal stakeholders.
  • Communicate bid deadlines, scope expectations, clarifications, and document updates to external partners as needed.

Internal Coordination and Operational Handoff
  • Work closely with estimating leadership, project managers, operations leaders, and field leadership to support bid strategy and project planning.
  • Participate in estimate reviews, bid strategy discussions, turnover meetings, and project handoff conversations.
  • Communicate estimate assumptions, inclusions, exclusions, risks, and opportunities clearly to the team.
  • Support change order pricing, budget reviews, value engineering conversations, and post-bid follow-up when needed.
  • Contribute to process improvements, estimate templates, tracking tools, and standard estimating workflows.
  • Perform other related duties as assigned.

Required Qualifications
  • Experience reading and interpreting commercial construction drawings, specifications, and bid documents.
  • Working knowledge of commercial mechanical systems, including HVAC, plumbing, piping, equipment, materials, and construction sequencing.
  • Ability to prepare detailed estimates, compare pricing, evaluate scope coverage, and meet firm bid deadlines.
  • Strong Microsoft Office skills, especially Excel, with the ability to organize, calculate, compare, and present estimating information clearly.
  • Ability to use PDF/document review tools such as Adobe Acrobat or similar platforms.
  • Strong written and verbal communication skills with the ability to explain scope, assumptions, and risks clearly.
  • High attention to detail, strong follow-through, and a consistent method for checking work before submission.
  • Ability to manage multiple bids, priorities, documents, and deadlines in a fast-paced environment.
  • Ability to work independently while staying aligned with estimating, operations, and project teams.

Preferred Qualifications
  • Three or more years of mechanical, HVAC, plumbing, piping, or commercial construction estimating experience.
  • Hands-on field, project coordination, project management, or trade experience within mechanical construction.
  • Experience with estimating software such as QuoteSoft, Accubid, or a similar estimating/takeoff platform.
  • Experience estimating commercial projects in healthcare, education, industrial, municipal, retail, office, or other large-building environments.

What Success Looks Like
  • Estimates are accurate, organized, complete, and submitted on time.
  • Plans, specifications, addenda, and scope requirements are reviewed thoroughly before bid submission.
  • Vendor and subcontractor pricing is properly compared, qualified, and documented.
  • Estimate assumptions, exclusions, and risks are communicated clearly to estimating and operations leadership.
  • Project managers and operations leaders can trust the estimate handoff because the scope and supporting documentation are clear.
  • The estimator improves speed, accuracy, and consistency while maintaining strong attention to detail.
